Paco Soto, plumber in Manilva

I’m Paco Soto, your plumber in Manilva

I live and work in Manilva. When someone calls me with a water problem, the first thing I do is listen carefully so I don’t waste their time. Then I go to their home, fix it and leave. No fuss, no smoke and mirrors, no half-finished jobs.

What I do

What I do best is water heaters (electric and gas), boilers, bathroom fixtures (taps, basins, bidets, shower trays) and cisterns that won’t stop running. I also specialise in something people in Manilva really appreciate: pipe descaling. The water here is extremely hard, leaves deposits everywhere and ends up reducing your water pressure, damaging your heater and turning your taps into a trickle. I fix it without lifting floors or knocking down walls, using a recirculation system that cleans the pipes from the inside.

I cover homes, holiday apartments, communities and commercial premises in Manilva town, San Luis de Sabinillas, Castillo de la Duquesa and Casares. I give you a quote before touching anything, and if you accept, the call-out is included. Direct call, friendly service and quality work. Simple as that.

What I can do for you

Reliable plumbing services in Manilva, Sabinillas, La Duquesa and Casares. Direct contact, clear quotes and quality work.

Water heater repairs in Manilva

Water heaters that heat again

You get in the shower and the water is cold. Or it takes half an hour to warm up. Or the fuse trips when you switch it on. Water heater breakdowns are one of the most common calls I get, and it’s almost always the heating element, the thermostat or limescale build-up.

I check the unit, tell you what’s wrong and fix it if possible. If not, I recommend the best model for your home and install it the same day. I work with brands like Junkers, Cointra, Fleck, Ferroli, Baxiroca, Beretta, Manaut, Chaffoteaux and Aparici.

Boiler repairs in Manilva

Boilers: serviced or replaced

A boiler that loses pressure, makes strange noises or shows an error code on the display is almost never a disaster, but you need to know where to look.

I run a quick diagnosis (expansion vessel, sensors, pressure gauge, heat exchanger, electrodes…) and tell you what’s wrong. If the repair makes sense, I do it. If not, I explain why it’s better to replace it and offer you several options to fit your budget.

Pipe descaling in Manilva

Pipe descaling without any building work

If you’ve been noticing low water pressure, your heater using more energy or white crust on your taps for years, limescale is the problem. The water in Manilva is extremely hard and, over time, the pipes get coated inside until barely any water can flow through.

To fix it, there’s no need to rip up floors or knock down walls. I use a recirculation system that flushes out the limescale deposits, restores water pressure and brings your plumbing back to how it was when new. Results in just a few hours and no damage to your home.

Toilet and cistern repairs in Manilva

Cisterns, toilets and drips that won’t stop

A cistern that keeps filling can push your water bill up more than you’d think. I replace flush and fill mechanisms, seal joints, adjust floats and fix leaks so you stop hearing that constant “sssss” sound.

I also deal with toilets that won’t flush properly, loose seats, leaks at the base and dripping taps. Usually takes just a few minutes.

Bath to shower conversion in Manilva

Out with the bath, in with a walk-in shower

If your bathroom still has a 25-year-old bathtub you barely use and getting in has become an obstacle course, this is the upgrade that will change your daily life the most.

I remove the old bath, prepare the floor, install the new tray (resin, slate or ceramic — your choice), fit the screen, mount the taps and finish the drain. In one day (sometimes two) your bathroom is ready.

It’s one of the most popular renovations for holiday apartment owners in Sabinillas and La Duquesa looking to modernise their properties.

Drain unblocking in Manilva

Unblocking sinks, basins and bathtubs

You empty the sink and the water takes ten minutes to drain. You shower and the tray fills up. It’s a classic: hair, soap residue, cooking grease or limescale forming a blockage in the trap or further down the pipe.

I arrive with probes and electric drain machines, find exactly where the blockage is and clear it without damaging your pipes. Before I leave, I give you a couple of simple tips to stop it happening again.

Water meter replacement in Manilva

Water meter replacement

If your water meter is over 12 years old, reading incorrectly, leaking at the seal or the council has asked you to replace it, now is the time to update it. Current regulations require old meters to be replaced with digital models that allow remote reading and more accurate measurements.

I take care of the entire process. I replace the meter, make the connection properly and leave it ready for the water company. I also handle the paperwork with the council if required. You don’t have to leave the house.

Water installation certificates in Manilva

Water certificates and installation permits

If you’ve done a renovation, had your water cut off for non-payment or simply want to connect a new property, you need an official water installation certificate signed by an authorised installer. Without it, the water company won’t connect you.

I check that your installation meets current regulations, make any necessary corrections and process the certificate so you can present it to the water supplier. No endless red tape, no unnecessary visits and no surprises. Call me and I’ll explain exactly what you need for your case.

Water leak detection in Manilva

Water leak detection

If you have damp patches, your meter won’t stop spinning or your bill has gone up for no reason, there’s a leak somewhere.

I locate it without breaking walls using acoustic sensors, tracer gas and thermal imaging cameras. Fast, clean repair with no unnecessary damage.

*If you hire me for the job, the call-out is included. If you decline the quote, a small travel fee applies. It’s only fair: time and fuel cost money. Thanks for understanding.

Who do I work with day to day?

Private homeowners, holiday rentals, communities and local businesses. These are the people who trust me with their plumbing in Manilva and the surrounding area.

Private homeowners

Most of my clients are families and long-time residents of the area. Houses in old-town Manilva, flats in Sabinillas, villas in La Duquesa or country homes in Casares. I arrive when I say, leave the job clean and treat your home as if it were my own.

Holiday rentals & hospitality

If you manage holiday lets in La Duquesa or Sabinillas, you know what it’s like to get a message from a guest at 10pm saying there’s no hot water. I work with several hosts and property managers and respond quickly. I also serve beach bars, restaurants and shops along the port and seafront promenade.

Communities & property managers

For property managers and community presidents: regular inspections of downpipes, water connections, pressure pumps and drain chambers, clear reports and only charging for what I do. I work in coastal developments (La Duquesa, Princesa Kristina, Bahía de las Rocas, Marina de la Duquesa) and in blocks of flats in Manilva town and Sabinillas.

Why people in Manilva choose me

No call centres. No middlemen. No empty promises. Just a local plumber who does the job properly and treats his clients with respect.

01

You talk to me, not a call centre

When you call, it’s me or someone from my direct team who answers. I explain what’s wrong, what I plan to do and how much it will cost. No company scripts, no “let me transfer you to the technical department”.

02

I arrive when I say I will

If I say “I’ll be there in an hour”, I’ll be there in an hour. And if something comes up, I let you know straight away. I respect your time just as much as my own.

03

Fixed quote upfront

Before I start, I give you a clear quote with no small print or hidden extras. By phone or in person. You know exactly what you’ll pay before I touch anything.

04

I won’t sell you what you don’t need

If your heater just needs a €50 element, I’m not going to offer you a brand new one for €600. My business runs on recommendations, and that only happens when I work honestly.

05

I know the area like the back of my hand

I know what type of plumbing is in each development, what problems the older homes in Manilva town tend to have and where limescale builds up in the coastal apartments. That experience saves a lot of time and money.

06

Guarantee on all my work

If something isn’t right, I come back and fix it — no argument. I’d rather not have to come back, so I put everything into getting it right first time.

Urgent call-outs in Manilva

Water won’t wait. When there’s a leak, call and I’ll come.

A burst pipe on a Sunday night, a water heater that fails just when you have guests or a toilet overflowing an hour before your holiday rental check-in. Plumbing emergencies always come at the worst possible time, and that’s why I organise my schedule to respond as quickly as I can. If it’s a serious problem, let the phone ring until I pick up: the sooner we talk, the sooner I can fix it.

Frequently asked questions

The questions clients ask me most often. If yours isn’t here, just give me a call.

How quickly can you come when I call?

It depends on the time and where I am. On a working day with a serious problem (major leak, no water, no hot water in winter), I try to be there within an hour or two. For repairs that can wait, I usually book an appointment for the same day or the next. What I do guarantee is that when I give you a time, that’s the time I’ll arrive.

Do you charge for the call-out?

If you accept the quote, no. The visit and travel are included in the price. If you decide not to go ahead with the repair after I’ve seen the problem, I charge a small call-out fee, which is standard practice. I tell you this upfront so there are no misunderstandings.

What guarantee do you offer on your work?

Repairs come with a guarantee on the labour. New equipment I install (water heaters, boilers, taps, fixtures) comes with the manufacturer’s warranty, usually 2 years on the product and longer on specific parts. If something doesn’t work as it should after my work, I come back and check it at no cost.

Do you work with holiday rentals and property managers?

Yes, it’s a big part of my work. I know every hour counts with holiday lets, so I can coordinate between check-outs and check-ins and have the problem fixed before the next booking. If you manage several apartments, we can talk about a maintenance rate.

What areas do you cover exactly?

Manilva town, San Luis de Sabinillas, Castillo de la Duquesa, Marina de la Duquesa, Princesa Kristina, Bahía de las Rocas, Casares Costa, Casares town and, depending on the case, nearby areas like La Alcaidesa or west Estepona. If you’re not sure, give me a call and I’ll confirm.

Why is there so much limescale in my pipes?

The water in Manilva has a very high hardness level (lots of calcium carbonate and magnesium). Over the years it builds up inside the pipes, on the heating elements of water heaters and on taps, forming a crust that reduces water flow and increases energy consumption. The good news is that pipe descaling can restore much of the installation, and a water softener at the inlet prevents it from happening again.

Do you speak English?

Yes, I’m comfortable working with English-speaking clients. Many of my regular customers are British residents and homeowners in the area. Just call or send me a message and we’ll sort things out.
